Our design fee is 15% of the price of the home.

Our Process

We’ve broken the design process into clear, actionable steps to provide structure and transparency from start to finish.

1. Concept and Mood Board

• 10% of the minimum design package fee
• We begin with sketches and a curated mood board to capture the essence of your vision. This step sets the tone for the entire project.

2. Schematic Design

• 20% of the minimum design package fee
• We define the home’s layout and overall square footage, allowing us to gather initial estimates from builders for the construction cost.

3. Design Development

• 20% of the minimum design package fee
• At this stage, we refine the design with material selections and collaborate on a preliminary cost estimate for the build. Together, we determine the remaining payment estimate.

4. Construction Documents

• 35% of the remaining design fee
• We produce detailed structural drawings, preparing everything needed for the next phase of your project.

5. Bidding and Permitting Assistance

• 15% of the remaining design fee
• From contractor selection to navigating permits, we provide guidance and support to ensure a smooth transition into construction.
